1. What is an ID1 Form?
An ID1 form is a document used to prove your identity. Typically, it is needed during property transactions as a mechanism to protect against identity fraud and other types of criminal fraud.
Common examples of when you might need an ID1 form include:
- Mortgage registration
- Discharge of mortgage
- The surrender, grant or transfer of a lease
If your required to present an ID1 form for a property transaction, you will normally be informed by your bank or your conveyancer.
2. What type of documents are required for an ID1 form?
When submitting an application for an ID1 form, all the independent parties involved will need to have their identities certified. There are various identity document’s which we can use to verify a person’s ID, you will need to provide one of the following:
- Valid UK passport
- Biometric Residence Permit issued by the UK Home Office to a non-UK national resident in the UK
- Current UK, EU, Channel Islands, or Island of Man photocard driving license (not provisional)
Furthermore, you will also need to provide a document that can be used as proof of address (dated within the past 3 months). Common examples include:
- Council tax statement for the current year
- Postal mortgage statement for the most current year
- Council rent book which documents rent payment for the last 3 months
3. When do you need to complete an ID1 form?
Some of the most common examples of when someone needs to complete an ID1 form include:
- Discharge of land
- Change of address
- Change of name
- Transfer, surrender or grant of a lease
- Transfer of land or mortgage
- Change of address

4. How long does it take to get an ID1 form?
Typically, it takes around 30 minutes for our solicitors to complete and verify an ID1 form. In the appointment, our solicitors will verify your identity for the Land Registry and sign and date the ID1 form.
Commonly an ID1 form is only valid for 3 months. Therefore, it’s best to complete an ID1 near the end of a property transaction, ideally just before exchanging contracts.
5. How much does it cost to verify an ID1 Form?
