Fixed Fee Conveyancing

Our fees for conveyancing are fixed with no hidden costs. Where applicable, our fees are subject to the addition of VAT, currently charged at 20%.

What is an add-on?

Add-ons are a supplementary addition to our standard conveyancing fees. They are applicable where non-standard properties or use of a Help to Buy scheme are involved. This is due to the added complexity of the transaction and increased documentation required.

Multiple add-ons may be applicable, depending on the nature of the property and transaction. Please see below examples of conveyancing fees where add-ons are applicable:

Example 1 – selling a share of freehold flat in a high rise building and purchasing a freehold home

Buying and selling a property at the same time?

If you are buying and selling a property, simply add the two fees together of the different property types involved, for example:

Sale of a leasehold property and purchase of a freehold property:

Total fees: £3,720 including VAT

High value properties

If the value of your transaction exceeds £1 million, we may charge an add-on based on the value of the property. Please contact us for a quote tailored to your particular circumstances.

Disbursements

Disbursements are mandatory fees that you must pay to third parties (usually government bodies, financial institutions or other service providers) as part of your transaction. No VAT is payable on disbursements unless specified below. Please note that these fees are subject to change periodically and are correct as of 1 January 2026.

Why are some disbursements variable?

Disbursements charges are set by external parties and not by Britton and Time Solicitors. Due to this, they are subject to change as and when the service provider increases their fees. However, other disbursements such as searches and stamp duty will change depending on the property type and your personal circumstances.

Of the variable fees:

  • Searches. The three most common searches are local authority, water and drainage, and environmental searches, however the cost of these searches can change depending on the local authority. Depending on where the property is located, we may recommend additional searches including, but not limited to, mining, chancel, flood, and environmental searches. This is evaluated on a case-by-case basis.
  • Stamp duty. The amount of stamp duty you pay is affected by a number of factors, including property price, reductions for first time buyers, whether you own any other properties, property use, your UK tax status, and legal status of the person or company purchasing the property. If you would like a stamp duty estimate, please visit HMRC’s stamp duty land tax calculator.
  • Land registry fee. This is a sliding scale based on a property’s value. For an estimate on land registry fees, please visit the land registry’s website.
  • Freeholder or managing agent’s fees. Whether buying or selling a leasehold property, the freeholder or their managing agent may apply a charge for their administration in the transaction. This varies from freeholder to freeholder, however, we will not be able to confirm the actual fee until we are instructed and liaise with the freeholder. It is normally around £200 on purchases and £400 on sales, with VAT chargeable depending on the freeholder or managing agent’s tax status.
  • Indemnity insurance. Sometimes there will be missing documentation, defects in a property’s title, or breaches of covenants. Under these circumstances, we can obtain quotes for you on indemnity policies, however these are quoted for by insurers on a case-by-case basis.
