Advised a landlord of multiple HMOs on the eviction of tenants under Section 8 on nuisance grounds, breaches of license including use of the properties as brothels, social disturbances and repeated illegal activities.
Successfully evicted a tenant under Section 21, while simultaneously and unusually securing costs above the standard fixed cost award for her client.
Acted on behalf of the executor of an estate where Sophie served a Notice to Quit on the beneficiaries of the estate who were improperly occupying the property of the deceased. Successfully claimed damages on a mesne profits basis at market rate for trespassing on expiry of the notice.
Successfully negotiated a resolution to a neighbour dispute where the neighbour had carried out faulty works leading to a private nuisance and loss of enjoyment for Sophie’s client.
Advised a client on the forfeiture of a large commercial property in the context of COVID, with questions over enforceability of the terms of the lease and whether or not it was void at law, while under the restrictions imposed by the Coronavirus Act 2020 and against a highly aggressive tenant.
Successfully enforced the terms of a verbal contract with an option to purchase at a fixed price on behalf of the prospective purchaser, on grounds of unjust enrichment and quantum meruit.
Advised multiple clients who were considering moving forward on claims for adverse possession on the merits of their potential claim, successfully saving them thousands of pounds.
